Aspire 2035: Sahuarita’s General Plan, is the guiding policy document for the Town of Sahuarita. It contains policies and objectives the help to guide Town decision-makers on issues that impact the future growth and development of the town. It also contains maps, including a Land Use map, which provides guidance for future re-zoning requests.

Amendments to the General Plan can be major amendments or minor amendments, depending on their anticipated impact. Major amendments require a neighborhood meeting, two public hearings before the Planning and Zoning Commission, and a public hearing before the Town Council. Minor amendments require one public hearing before the Planning and Zoning Commission followed by a Town Council public hearing. 

The following have been held for this year's General Plan Amendments:

  • A neighborhood meeting was held September 18, 2019, from 4-6pm at the Sahuarita Town Hall Council Chambers, located at 375 W. Sahuarita Center Way.
  • Planning and Zoning Commission public hearings:
    • October 2, 2019, at or after 6pm, at La Posada in the Madera Room, on the 3rd floor of the La Vista building, located at 501 S. La Posada Circle, Green Valley, AZ (major general plan amendments only)
    • October 7, 2019, at or after 6pm, at the Town Council Chambers, 375 W. Sahuarita Center Way, Sahuarita, AZ (major and minor general plan amendments)

Major General Plan Amendment - La Posada

Overview: La Posada was annexed into the Town of Sahuarita in April 2018. The General Plan has not yet been amended to include La Posada in its maps or to give it a Town of Sahuarita General Plan Land Use designation. The proposed Land Use designation is Mixed Use, which allows all of the current zoning categories and uses as well as new development consistent with the current zoning. (Case no. SA7-19-00001)

Application

Status: The Planning and Zoning Commission recommended approval of the General Plan Amendment at the October 7, 2019, public hearing.

Next Steps: The Town Council will make a decision at a noticed public hearing, currently anticipated for December 9, 2019.

MAJOR GENERAL PLAN AMENDMENT - SAhuarita Square District

Overview: Planning and Zoning staff is requesting a Major General Plan Amendment for the Sahuarita Square District. The purpose of the proposed major general plan amendment is to (1) Designate this approximately 1,678-acre area as a Growth Area; (2) Change the Land Use designations in the area to Mixed Use; and (3) Establish Special Planning Area policies for the area. (Case no. SA7-19-00002)

Application

Status: The Planning and Zoning Commission recommended approval of the General Plan Amendment at the October 7, 2019, public hearing

Next Steps: The Town Council will make a decision at a noticed public hearing, currently anticipated for December 9, 2019.

MinOR GENERAL PLAN AMENDMENT - Aggregates

Overview: Planning and Zoning staff is requesting a Minor General Plan Amendment to comply with state law by inserting language into the General Plan stating where an aggregates map can be found. (Case no. SA7-19-00003)

Application

Status: The Planning and Zoning Commission recommended approval of the General Plan Amendment at the October 7, 2019, public hearing
